WARNING!!! WARNING!!!Get a copy of all of your signed documents because Angel Smart the leasing manager knowingly altered and falsified our signed documents 3 days after we moved out on 3/9/24. This is both unethical and illegal to alter a signed document after the parties have signed them without informing all parties of the changes and obtaining new signatures. She went above and beyond to NOT inform us of the changes that was made to the original documents and tried to present them as they were the original signed documents. She knowingly uploaded them to the residential portal after we moved out instead of contacting us directly to get us to sign the new documents. We found out on 3/20/24 via an email from Cody Christman the Regional VP who was still insisting that we remove the negative review. Our review is an honest review of our experience with this unprofessional management team. They will lie and ignore you repeatedly they are only concerned with collecting your rent after that welcome to the nightmare. DON’T ignore the poor communication and red flags…DON’T make the same mistake that we did. DON’T TRUST THIS COMPANY. The details of our experiences with Populus Pooler apartment community are real. Don’t Trust this company. On 12/21/23 we toured the complex. We had the pleasure of working with Shay because she was the only one working. On Friday, 12/22/23 this is when everything starts to go downhill fast. We arrived at Populus for our scheduled move-in at around 11am. Again, Shay was working alone and she asked us to come back @2pm. Under normal circumstances, we would have left, but my husband and I now completely understands what was going on and . Here are the hard facts from our experience. 1. We pay for Valet trash services per the signed lease agreement, but those services are not being provided per the contracted lease agreement terms. The trash is being left out in the hallways for days after days and starting to stink. We informed the leasing manager in person and contacted Mr. K Christman, the Regional VP via email. Both representatives tells us to contact their third-party administrator (TPA) vendor for valet trash services. FYI, we are residents we are not employees of PA|C. 2. Currently, there are no assigned mailboxes for us to get our mail because there are still issues with the temporary mailbox locks. This is a major concern for us because we get all of our meds from the VA sent via the USPS mail. They have LUXER, but not all deliveries are placed in LUXER. They are alleging that they are sorting and holding all of the mail and will be contacting us to distribute the mail. This is Total Non-compliance with USPS federal mail handling standards. 3. Our names are still not in the call box directory and the gate is not working because all of the residents have to be manually entered. 4. Currently, “NO”garages can be rented because they still don’t have any remotes for the garages. We requested for an ADA accessible garage space to rent upon our tour of the community and during our initial lease signing agreement. OnTuesday,1/2/24 we spoke with Angel about the garage and she told us that there was a waiting list. We informed her that no one NEVER told us about a waiting list when we initially inquired about the ADA accessible garage rental. The other leasing agent said there’s no real technical waiting list. 5. There’s no residential WI-FI password provided to access anything in the business center. We literally had to go on a scavenger hunt to find the printer. It was hidden under a closed counter beneath the coffee station counter. Ideally, the printer name and the guest WI-Fi password for the community is visible for residents to connect and use the printer in the business co-working space. “NOT HERE” 6. The Coffee station is always out of stock and never replenished. The building is dirty bc the leasing team are custodians and unhappy about scrubbing toilets.

There is an 8pm curfew on my apartment's rooftop. I can't even sit out there to read by myself during sunset. Additionally, my significant other is not allowed at any of the amenities because she is not on my lease. I am told that this is the decision of the building owner.
